With the current economic times this is a great time to buy! There are some real deals to be had right now here in the Flathead Valley. The Kalispell and Columbia Falls areas have quite a few to choose from. When banks and mortgage companies foreclose on a home they have not been receiving any income off that property for a while and with so many bad debts that they are carrying nationally they cannot take long to get that home out of their system and stop the bleeding so they put it on the market below current value and in most cases they reduce the price every 20 to 40 days until it sells. Another type of property to keep in mind when looking for a good deal is "Short Sales". What happens in a short sale is a seller owns a property and generally has not been able to keep their payments current and they owe too much on the house for it to sell in todays market so as real estate brokers we negotiate with the bank and the seller to allow it to be sold for less than they owe. It can take some time once an offer is submitted along with all the necessary documentation for us to negotiate with the lender and seller but in many cases we can get you a great deal on the home you like. Although foreclosures seem to get the most media attention as being great deals there are many other available properties that you can purchase at a discount. With sellers that have to sell because of a job transfer, loss of a job, moving up or down in size of home etc they have a level of motivation that influences them to sell for less than current market values.
